01 · The project
The second-floor ceiling structure is at fault: attacked joists, disorders visible on the ceiling below. The findings are recorded on site, in photographs, before any drawing begins, they decide what can be kept.

02 · Programme & uses
Shoring comes first: the floor is relieved while the decision is made. Then two complete options are drawn and priced, replace the joists, or strengthen what is there. They are not rivals on principle, they give the co-owners something to choose from with full knowledge, with a cost set against each option.

03 · The site
The co-owners decided, and the works followed: underpinning, shoring, floor rebuilt. The last photograph in the file shows a finished room, a clean ceiling, that is, the moment when the work stops being visible.
